The Reserve Bank of India (RBI) on Wednesday kept the repo rate unchanged at 5.25%, ensuring that home loan EMIs are unlikely to see any immediate change. For those planning to buy a home, the decision brings one thing above all else—certainty. The industry had been divided over whether the central bank would opt for another rate cut. While cheaper loans would have improved affordability, developers believe the RBI has chosen to prioritise stability at a time when global uncertainties continue to influence financial markets.
According to developers, a predictable interest rate environment often matters as much as lower borrowing costs. When buyers know that loan rates are unlikely to move sharply, they are more comfortable taking long-term financial decisions.
Developers Hail RBI's Move
Ashok Singh Jaunapuria, Managing Director & CEO, SS Group, said the decision will help maintain confidence in the housing market.
"We welcome RBI's decision to keep the repo rate unchanged at 5.25%. At this time of global uncertainty, stability is just as important as a rate cut for the real estate sector. A stable interest rate environment gives homebuyers the confidence to move forward with their purchase decisions and allows developers to plan projects with more certainty. The housing market has been strong for the last few years, backed by strong demand from end-users, better infrastructure and a positive outlook about the market. We expect this policy stability to continue to give confidence to buyers and support healthy growth in the residential sector," he said.

The sentiment was echoed across the industry.
Manik Malik, President & CEO, BPTP Limited, said the policy continuity reinforces confidence in a market where demand is increasingly being driven by end-users rather than short-term speculation. He added that buyers today are looking at the long-term value of a home, supported by better infrastructure and improving urban ecosystems.
For the luxury housing segment, Vikas Garg, Joint Managing Director, Ganga Realty, said the decision provides stability to buyers making long-term investment decisions. He believes India's economic fundamentals and improving infrastructure will continue to support demand for premium homes.
Raghunath Reddy Bhattagiri, Managing Director & Founder, Triguna Projects, described the RBI's move as a prudent one, saying stable home loan rates give both buyers and developers greater clarity in an uncertain global environment.
For now, the message for homebuyers is straightforward. Existing borrowers will continue with their current EMIs, while those planning to purchase a home can move ahead without the concern of an immediate increase in borrowing costs. At a time when infrastructure development and end-user demand continue to support the residential market, the industry's view is that policy stability may prove just as valuable as a rate cut.
