The commencement of flight operations at the Noida International Airport on June 15 adds another pivotal infrastructure boost for the Delhi-NCR region, which will play a powerful catalyst for broad-based economic growth. Meanwhile, Industry experts believe this major aviation hub is set to redefine the regional real estate landscape by significantly elevating both commercial and residential sectors. It will help in attracting global occupiers, logistics hubs, and diverse industries.
Additionally, the airport is bridging the competitive gap with established markets like Gurugram.
As per them, this strategic milestone is already driving sustained demand and appreciation along key corridors like the Yamuna and Noida Expressways, reinforcing Noida's position as a premier global destination for businesses and homebuyers alike.
Mr Ravi Nirwal, Sales Director & Principal Partner, Square Yards, says the commencement of operations at Noida International Airport is a significant milestone for the Yamuna Expressway region.
“While the airport has already driven strong interest from homebuyers and investors over the past few years, its long-term impact will come from the economic activity it is expected to generate,” Nirwal said.
“The airport is expected to attract logistics, warehousing, manufacturing, hospitality and commercial developments, creating large-scale employment opportunities across the region. As jobs and business activity increase, housing demand is likely to strengthen further, particularly across residential communities located along the Yamuna Expressway corridor,” he added.

Highlighting the impact of boosted connectivity on the growth of real estate in the region, Mr Vimal Nadar, National Director and Head of Research at Colliers India, said commercial flight operations have started at the Jewar International Airport, and this holds immense long-term potential to elevate the entire real estate spectrum of Noida and adjoining areas.
“The international airport will further attract global occupiers, strengthening Noida’s office market. We expect 2-3 million sq. ft. of annual leasing, accounting for around one-fourth of Delhi NCR’s Grade A office space uptake in 2026 and beyond. Although the residential market has already factored in the development in terms of prices to an extent, prominent residential localities along the Noida Expressway will see increasing traction in new launches and housing sales,” Nadar stated.
“Additionally, average capital values are likely to rise at a CAGR of 15-20% over the next 4-5 years, led by middle-income & luxury segments, while entry of reputed developers is set to further strengthen residential offerings in key catchment areas around the airport,” Nadar noted.
Vikas Bhasin, Managing Director, Saya Group, sees the development as a landmark day for Noida, Greater Noida, and Ghaziabad.
“The long-awaited airport is now complete and operational. It not only connects the Noida region with the rest of India but also opens direct access to global destinations. Beyond the airport, several economic zones, industrial hubs, and IT parks are either planned or at various stages of development, all of which are set to take the Noida region to the next level,” said Bhasin.
Noida is already witnessing an influx of people from across the country in search of better employment opportunities, quality housing, modern retail, and world-class infrastructure.
“The airport will further strengthen Noida's position as a preferred destination for both businesses and homebuyers, giving a significant boost to the region's economic growth and real estate market,” he added.
Echoing the same sentiment, Mr Jash Panchamia, Executive Director, Jaypee Infratech Limited, says, now that Noida has its own airport, it stands at par with Gurugram, which has long enjoyed the advantage of its proximity to the international airport.
“This development is expected to provide a significant boost to the real estate market in and around Noida. We foresee increased interest from MNCs and GCCs establishing their presence in Noida, which offers better and planned infrastructure and strong connectivity in NCR. The residential segment is also expected to witness a further boost in demand,” said Panchamia.
